Legal Structure and Payment Schedule

The Developer of the project will prepare a landholding company for each client and guide him/her through transaction process step by step as follows:

  1. A client signs the Reservation Agreement with The Developer; at the same time paying 2% of the unit price as the earnest deposit. At this point, The Developer shall set up a landholding company for the client.

  2. Within 30 days from the date of signing the Reservation Agreement, after paying 8% of the unit price, the client will sign Land Sale & Purchase Agreement, Construction Contract and Residence Rules & Regulations. The Developer shall give to the client a package of the land owning company with official English translation. At this point, the client will own 49% and become the co-director of the landholding company.

  3. Within 30 days from the date of signing Land Sale & Purchase Agreement, The Developer shall transfer the reserved land plot and its freehold land title deed to the client’s landholding company; 40% of the unit price is also payable. The construction of the unit shall start within 30 days after the land transfer date.

  4. The client shall pay 30% of the unit price within 30 days after receiving the notification of the roof completion.

  5. Upon the completion of the unit, the client shall pay the last 20%. The Developer will then resign from the co-director of the landholding company. At this last step, 6% of the common land holding company will also transfer to the client.

Monthly Maintenance Fee

4,500 THB

The Developer will run the services and maintenance. The fee will be collected in advance for a 6-month period each.

The services provided include swimming pool maintenance, once-a-week basic cleaning, gardening, garbage collection, communal lightings and 24-hour security.

Freehold Purchaser Package

As a compliment to our clients, we provide also a full freehold purchaser's package free of charge. This package includes Thai company registration, land transfer tax and other related services.

Furniture Package

Options of furniture packages are available. The approximate price of a complete package is between 500,000 THB to 800,000 THB. Please contact us for more details.
