Q: Does a foreigner need a Thai company to buy? |
|
A: Yes, the company set up fee is approx. 35,000 THB; however, this already included in the price. So, a client doesn’t need to pay. |

Q: Do you have a rental program, if so, what is expected rental value? |
|
A: Yes, we will manage the project and rent out the apartment for our clients. The expected rental rate is approx. 40,000 - 50,000 THB per month. |

Q: When will construction be completed, and is it guaranteed in any way? |
|
A: we have already started the construction and expect to finish it within April 2007 (may be sooner; depend on the weather). The contract will have the completion date specified and if we cannot complete it on time, we have to pay the penalty fee of 40,000 THB per month. |

Q: Any furniture included? |
|
A: The loose furniture such as beds, sofas, tables, chairs are not included. All built-in furniture such as wardrobes for all bedrooms, kitchen cabinet, counter, electric stove, hood, washing basin are already included in the price. A/C units for 2 bedrooms and water heaters are also included. |

Q: Will it be difficult to resell? |
|
A: Because of its convenient location and nice/modern design, it should be quite easy for resell (definitely with some profit). |

Q: Monthly maintenance fee? Payable when? |
|
A: The monthly service fee is 4,500 THB and it will be adjusted annually based on inflation rate announced by the Bank of Thailand. The developer will run the services and maintenance. The fee will be collected in advance for a 6-month period each. The services provided include swimming pool maintenance, once-a-week basic cleaning, gardening, garbage collection, communal lightings and 24-hour security. |

Q: Costs for insurance? |
|
A: The clients will have to buy their own insurance. We estimate that it will be in the approximate area of 5,000-8,000 THB per year. |

Q: What kind of guarantee on the construction? |
|
A: We offer 1 year warranty on finishing and 5 year warranty on structure. |
|
Q: Easiest and cheapest way of transferring funds into Thailand? |
|
A: We recommend bank-to-bank wire transfer using SWIFT code. |
|
Q: What documents is issued to prove my ownership? |
|
A: Your Thai company will own the freehold land title deed (Chanote, the most secure type of land title document) of your unit. |

Q: Expected cost for electricity and water? What kind of water heaters? |
|
A: Electricity and water will cost around a couple thousand THB a month. Electric water heaters, we provide. |

Q: Any phone lines included, if so, are they ADSL ready? Cable TV? |
|
A: We install the phone, ADSL and cable TV for you free of charge. You will pay your own usage fee. |
